Los Angeles has some of the most varied housing stock in the country. A 1920s Craftsman in Silver Lake has different structural concerns than a 1960s stucco box in the Valley or a post-war Spanish Colonial in Brentwood. We've worked inside all of them.
Every project starts with an honest scope conversation. No upselling, no scope creep. We tell you what the job actually requires, including what LADBS will flag before we ever pull a permit.
Full kitchen renovations including layout changes, cabinet replacement, countertop installation, and electrical upgrades. LA's electrification push means many homeowners are also switching from gas ranges. See our breakdown of gas vs. induction cooktops and what that shift costs in real projects.
Tile work, fixture upgrades, full gut-and-rebuild, tub-to-shower conversions. Older LA homes often have galvanized pipes behind the walls. We find out before your demo day so it doesn't become a surprise on week two.
Room additions, second-story builds, and accessory dwelling units. LA's ADU rules have changed significantly in recent years. We know what LADBS requires today, not what it required three years ago. See the complete ADU contractor guide and our full guide to home additions in Los Angeles.
Full-scale renovations, structural changes, and general construction across LA County. We coordinate all trades. One point of contact from demo to final walkthrough.
Pre-war homes in Hancock Park, Highland Park, and Angelino Heights carry charm worth preserving. We work within the original character while bringing the structure up to current code.
Preserving Charm with Modern Upgrades →Title 24 energy compliance isn't optional in LA. We build it in from the start, not as an afterthought that adds cost at the end. Insulation, glazing, HVAC, and water heating all have code-specific requirements here.
Eco-Friendly Remodeling Ideas →Open-plan kitchens, indoor-outdoor living, induction cooking, solar-ready electrical panels. The LA market moves fast. Know what's worth investing in before you commit to a scope.

Los Angeles sits in a seismic zone. Every structural project we take on accounts for that. Cripple wall bracing, foundation bolting, shear wall requirements. These aren't extras we add at the end. They're part of what a properly permitted project requires, and what LADBS inspectors check.
LA's permit offices are divided by district. LADBS Central handles downtown and a large central swath. West LA serves Brentwood, Westwood, and West Hollywood. Van Nuys covers the Valley from Sherman Oaks to Reseda. Knowing which office processes your address matters because review times and inspector availability differ between them. We've pulled permits through all three.
Title 24 energy code in California is updated regularly and LA enforces it strictly. Window U-factors, wall insulation R-values, mechanical ventilation requirements. Every permitted scope we submit includes the energy compliance documentation LADBS requires. If a contractor tells you a project doesn't need this, ask them to show you the permit set.
We work across the full LA metro: Silver Lake, Koreatown, Brentwood, the South Bay, and the entire Valley corridor. We also serve Fontana, Riverside, Anaheim, Huntington Beach, Torrance, and Sherman Oaks.
This is the question we get most. The honest answer: it depends on scope, materials, and what LADBS requires for your specific property and address. But here are real ranges from actual LA projects.
Kitchen remodel
Mid-range full kitchen: $40,000-$80,000. High-end with custom cabinetry and layout changes: $100,000 and up. See our full kitchen remodel cost guide and cabinet refacing costs for more detail.
Bathroom remodel
Basic refresh: $15,000-$25,000. Full gut with new plumbing and tile: $30,000-$60,000. Older homes with cast iron drains add cost. Full bathroom remodel cost breakdown here.
Home addition
Room additions in LA typically run $300-$500 per square foot for permitted, finished space. Site conditions, soil reports, and setback requirements all affect the number. Full detail at our home addition cost page.
Whole-house remodel
Scope varies enormously. A gut renovation of a 1,500-square-foot home in LA can run $200,000-$500,000+ depending on finishes and structural work. See the whole-house remodel cost guide for a real breakdown.
Other common projects
Window replacement, stucco repair, and earthquake retrofitting are frequent add-ons in LA. See costs for window replacement, stucco repair, earthquake retrofitting, and foundation repair.

LADBS processes permits by district. For standard residential projects, over-the-counter permit approval for straightforward work can happen the same day at some offices. Plan check submissions for larger projects typically take 4 to 12 weeks depending on scope and which office handles your address.
Express permits exist for certain minor electrical, plumbing, and mechanical work. Structural additions and ADUs go through standard plan check. If your project involves a hillside lot, an existing non-conforming structure, or a property in a fire hazard severity zone, expect additional review layers and possibly a geology or soils report.
We prepare permit documentation as part of our project scope. We don't hand you a stack of drawings and tell you to figure it out yourself. For kitchen work specifically, see our guide on how to make the most of your kitchen remodel in Los Angeles, which includes a section on permit timing.
Yes. California law requires a contractor's license for any project over $500 in combined labor and materials. In Los Angeles, pulling a permit as a homeowner is possible for work on your own residence, but only if you're doing the work yourself. If you hire someone and they're not licensed, you're liable for their work, their injuries, and any code violations.
A licensed contractor carries workers' compensation and general liability insurance. If a subcontractor gets hurt on your property and the general contractor is unlicensed, that claim can come back to you. Check the CSLB license lookup before signing any contract. G&M is fully licensed and insured for every project we take on in Los Angeles County.
Numbers that reflect how we work, not marketing copy.
Every structural project we build in LA accounts for seismic zone requirements. Cripple wall bracing, anchor bolts, and shear panels aren't optional. LADBS inspectors check them. We build them right the first time so there's no failed inspection to reschedule around.
California updates Title 24 on a regular cycle. LA enforces the current version on every permitted project. Insulation, windows, mechanical systems, and water heating all have minimum performance standards. We document compliance so your permit closes cleanly.
A Silver Lake Craftsman, a Koreatown 1960s apartment building, and a Brentwood single-family home each have different structural histories and different permit pathways. We've navigated all of them. The surprises in LA remodeling are fewer when your contractor has seen them before.
Koreatown's dense blocks mean staging materials carefully and coordinating neighbor access. Brentwood projects often involve stricter HOA review before permit submission. The South Bay has a high concentration of post-war homes where the original electrical panels were never upgraded. We know these patterns before we ever visit your site.
Silver Lake and Highland Park: Craftsman and Spanish Colonial stock from the 1910s-1930s, often with knob-and-tube wiring
The Valley (Sherman Oaks to Reseda): 1950s-70s ranch homes with original galvanized plumbing, single-pane aluminum windows
Brentwood and West LA: Higher finish expectations, HOA coordination, and West LA LADBS plan check
South Bay (Torrance, Hawthorne, El Segundo): Post-war wood-frame homes, many now within ADU eligibility thresholds
Specific questions get specific answers. These are the three we hear most from homeowners across LA County before they start a project.
Ranges vary by project type. Kitchen remodels run from roughly $40,000 for a straightforward refresh to over $100,000 for a full layout change with custom cabinetry. Bathroom remodels land between $15,000 and $60,000 depending on size and plumbing condition. Room additions typically run $300-$500 per square foot for permitted, finished space in LA.
What drives cost up in LA specifically: LADBS permit fees, soils reports on hillside properties, seismic upgrades on older homes, Title 24 energy compliance documentation, and the general cost of skilled labor in the LA market. A project that costs X in Phoenix often costs 30-50% more here, and knowing that going in prevents budget surprises.
We publish detailed cost guides because we believe you should understand the numbers before you sit down with any contractor. See the full residential remodeling cost breakdown for more.
Simple electrical, plumbing, and mechanical permits can sometimes be issued over-the-counter the same day, especially for express permit categories. Standard plan check for a kitchen remodel with layout changes or a bathroom that involves moving plumbing walls typically takes 4 to 8 weeks from submission to approval, assuming no corrections are required.
ADUs and room additions go through standard plan check. If your project involves a hillside lot, a grading component, or a fire hazard severity zone, add review time. Corrections from LADBS on the first submission are common. Each correction round adds 2 to 4 weeks. A well-prepared permit set cuts those rounds down.
Which LADBS office handles your address matters. Van Nuys, West LA, and Central each have their own queue. We factor realistic permit timelines into every project schedule we give you. We don't tell you construction starts next month if the permit won't be ready for three.
In California, any project over $500 in labor and materials combined requires a contractor's license. This applies across all of LA County. The only exception is a homeowner doing the work themselves on their own residence, which requires you to actually perform the work, not just sign the permit.
Hiring an unlicensed contractor in California puts you in a difficult position. If a worker is injured on your property, liability may fall back to you. If work fails inspection, you own the problem. If the contractor disappears mid-job, your recourse is limited. CSLB, the Contractors State License Board, maintains a public license lookup. Use it before signing any contract.
Beyond licensing, the contractor pulling the permit is responsible for the work passing inspection. That creates real accountability. An unlicensed worker who doesn't pull permits has no skin in the game after they leave your property. We pull permits for every project that requires one. That's the job.
Most homeowners come to us after a bad experience with a contractor who underbid the job, skipped the permit, or disappeared when complications came up. We'd rather be your first call.
An estimate from us starts with a real conversation about your project. We ask questions about your home's age, its current condition, what you want to change, and what your timeline looks like. Then we give you an honest scope, not a low number designed to win the bid.
