Most homeowners in Los Angeles get three quotes and still don't know if they're being overcharged. Here's what renovation work actually costs in this market, broken down by project type, scope, and the factors that move the number up or down.

G&M Home Remodeling has been working in Los Angeles for over 15 years. We're based in Sherman Oaks, and most of our jobs are within 30 miles of there. We hold CSLB License #1048107, carry full liability insurance, and pull every permit the job requires.
This is a family business. The same people who write your estimate are the ones managing your job. We don't hand you off to a subcontractor pool you've never met. If something isn't right mid-project, you call us directly and we fix it.
We work on kitchens, bathrooms, room additions, ADUs, garage conversions, new construction, hardscape, and painting. If it's part of a home in Los Angeles, we've probably built, renovated, or repaired it.
Los Angeles is one of the more expensive construction markets in the country. Labor costs run higher than the national average, permits take longer (and cost more) than most other cities, and material delivery in dense neighborhoods adds logistics costs that don't show up in online price calculators.
That said, there's a wide range within LA itself. A bathroom remodel in Brentwood and a bathroom remodel in Van Nuys can look very different on paper. Scope, existing conditions, material choices, and permit requirements all shift the final number.
The goal of this page is to give you honest ranges for the most common renovation projects in Los Angeles, along with the variables that push costs higher or lower. See our affordable home renovation ideas if you're working with a tighter budget.
Verify Any Contractor
Before signing any contract, check the contractor's license on the California Contractors State License Board website. A valid license means the contractor has passed trade exams and carries workers' comp insurance.

These are working ranges based on current labor and material costs in the LA metro area. Every project is different, but these numbers give you a real starting point.
A mid-range kitchen remodel in Los Angeles typically runs $25,000 to $75,000. High-end custom work with imported tile, custom cabinetry, and commercial-grade appliances can exceed $150,000. The biggest cost variables are cabinet choice and whether you're moving plumbing or gas lines.
Bathroom remodels in LA run $15,000 to $45,000 for a full gut-and-replace. A simple refresh (new fixtures, tile, and vanity without moving walls) comes in lower. Full primary suite bathrooms with steam showers and heated floors can push past $60,000.
Adding square footage to an existing LA home costs $80,000 to $250,000+ depending on size, foundation work required, and how far the addition is from existing utility connections. A 400 sq ft bedroom addition typically costs $100,000-$160,000 in LA.
ADUs and garage conversions in Los Angeles start around $90,000 for a basic garage conversion and can reach $250,000+ for a detached ADU with full foundation, utility connections, and custom finishes. California's ADU laws have been updated significantly since 2020, making approval faster than it used to be.
A complete whole-house renovation in Los Angeles typically starts at $200,000 for a modest older home and scales up with size and finish level. This includes kitchen, bathrooms, flooring, electrical panel upgrade, plumbing, windows, and interior/exterior paint.
Interior painting for an average LA home (1,200-1,800 sq ft) runs $4,000 to $9,000 for professional prep, primer, and two finish coats. Exterior painting with proper surface prep on a stucco home typically costs $5,000 to $14,000 depending on size and condition.
These factors apply across every project type.
A well-written bid from a legitimate contractor itemizes labor and materials separately, lists the specific products being used (not just "tile" but the brand, size, and product number), specifies who's responsible for permits, and defines what's not included.
The lowest bid is usually not the safest choice. If one bid is 30% below the others, the contractor is either cutting scope, using cheaper materials than specified, or planning to add change orders once the job starts. All three outcomes are worse than paying a fair price upfront.
California law requires contractors to provide a written contract for any job over $500. The contract must include a start date, completion date (or range), payment schedule, and a description of the work. The CSLB's consumer guide to hiring a contractor covers what your contract legally must contain.
Any structural, electrical, plumbing, or mechanical work requires a permit from the LA Department of Building and Safety (LADBS). This includes opening walls, adding circuits, moving gas lines, and any HVAC work. Cosmetic work like painting, flooring, and most cabinet replacements does not.
Unpermitted work creates problems when you sell. Lenders and title companies flag it, and correcting it after the fact often means opening walls to expose work for inspection. The permit fee is a small cost relative to the protection it provides.
Processing times vary. Over-the-counter permits (simpler jobs) can issue same-day. Plan check for larger projects typically takes 4-8 weeks, though LADBS has expedited review options for an additional fee. Check current processing times at ladbs.org.
California's ADU legislation has changed several times since 2020. Key points that currently apply in Los Angeles: owner-occupancy requirements have been suspended through 2025, setbacks are reduced to 4 feet for most rear and side yard ADUs, and cities cannot impose parking requirements for ADUs within half a mile of transit.
Garage conversions are particularly cost-effective because the structure already exists. The main conversion costs are insulation, drywall, HVAC, electrical upgrades, egress windows, and a separate entrance. You're not paying for a foundation or roof.
Complete ADU contractor guide for Los Angeles →Los Angeles has a large number of historic and architecturally significant homes. If your property is in a Historic Preservation Overlay Zone (HPOZ), renovation work is subject to additional review. This applies to neighborhoods like Angelino Heights, South Carthay, Whitley Heights, and parts of Hancock Park.
Work in HPOZs typically requires approval from the Office of Historic Resources before LADBS permits can issue. This adds 4-10 weeks to project timelines. Interior work that doesn't affect character-defining exterior features is generally exempt.
Historic home remodeling in Los Angeles →LA is pushing toward all-electric new construction. Homeowners remodeling kitchens are increasingly switching from gas to induction. This requires a panel upgrade in most older homes, adding $3,000-$8,000 to the project. See our gas vs. induction guide.
ADU applications in LA County are at record levels. The combination of high rents and housing shortage means most ADU projects pencil out financially within 6-10 years. ADU vs. room addition in North Hollywood breaks down which option makes more sense for different situations.
Recycled content flooring, low-VOC finishes, and passive cooling design are increasingly common requests. Some California rebate programs offset costs for qualifying upgrades. See our eco-friendly remodeling ideas for Los Angeles.
